Backcountry is the area north of the Merritt Parkway. Much of it is governed by larger minimum lot sizes than the coast or mid-country, which is why homes sit farther apart and why long driveways and mature plantings are common. The area includes well-known roads such as Round Hill Road and Riversville Road, and gated and equestrian-oriented communities such as Conyers Farm. It also includes Audubon Greenwich and conservation land that shape the feel of the roads.
The decision is land versus time
If you value acreage, privacy and an estate setting, backcountry delivers more than anywhere else in town. The tradeoff is time. Drives to the station and to downtown are longer, and trips run through winding two-lane roads. Buyers who commute by rail should plan the drive and parking before they commit.
Utilities, land and carrying cost
Large properties can bring private wells, septic systems, extensive grounds, long driveways and heating and cooling for large footprints. Wetlands and conservation restrictions can limit what you can do on the land. Ask for the survey, septic and well records, any conservation easement documents and the last several years of operating costs.

Properties with barns, paddocks or trails have their own considerations: zoning for animals, drainage, fencing, access to riding areas and the cost of upkeep. Buyers should confirm the permitted uses before they assume a property fits.
