Greenwich vs. Darien vs. New Canaan CT: The Three-Town Decision Every Gold Coast Buyer Faces

Quick answer

Greenwich has the shortest ride to Grand Central (about 45 minutes) and a mill rate of 10.125, roughly 37 to 40 percent lower than Darien (16.05) or New Canaan (16.967). Darien offers direct New Haven Line service about 60 minutes from Grand Central, and New Canaan requires a transfer at Stamford, for a ride of about 68 minutes.

On schools, current Niche rankings put New Canaan High School first in Connecticut, Darien third and Greenwich fifth. The three are close enough that fit matters more than rank: Greenwich High has about twice the enrollment of the other two.

Why these three towns get compared

Greenwich, Darien and New Canaan dominate Gold Coast conversations for buyers who want top-tier schools, Metro-North access and an established, high-end setting. They sit within a short drive of each other, which makes them easy to confuse and easy to choose between for the wrong reasons. The differences that matter are specific: the commute, the tax bill, the school environment and the way the town itself works day to day.

The commute: where Greenwich leads

Greenwich is the first Connecticut stop on the New Haven Line and has four stations, so you can trade a few minutes of commute for a neighborhood. Published comparisons put the ride at roughly 45 minutes from Greenwich station. Darien has two stations on the same line and a ride of roughly an hour. New Canaan sits on its own branch, which connects to the main line at Stamford, so most trips to Grand Central involve a transfer and run roughly 68 minutes.

For a five-day commuter, the difference compounds: New Canaan versus Greenwich is more than 20 minutes each way, or close to four hours a week. For someone in the city two or three days a week, that gap matters much less, and other factors usually dominate the decision. If you will rely on parking at the station, read the parking section of our Gold Coast commuter guide first.

Property taxes: Greenwich's structural advantage

Connecticut assesses property at 70 percent of market value and multiplies by the mill rate. Greenwich's rate of 10.125 is well below Darien's 16.05 and New Canaan's 16.967, so the same market value produces a much smaller bill in Greenwich: about 37 percent less than Darien and about 40 percent less than New Canaan.

Market valueGreenwichDarienNew Canaan
$1,000,000$7,088$11,235$11,877
$2,000,000$14,175$22,470$23,754
$3,000,000$21,263$33,705$35,631
$5,000,000$35,438$56,175$59,384

Two cautions. First, the comparison is at equal market value; the homes you would actually buy in each town will not be priced equally, so compare the real tax bill on the real house. Second, assessments and rates change: Greenwich completed a revaluation effective with the October 1, 2025 grand list, and each town sets its rate annually. Always check the specific property's current tax bill with the town.

Schools: rankings are close, environments differ

Rankings are a screening tool, not a verdict, and they vary by publisher and year. On Niche's 2027 edition, New Canaan High School ranks first among Connecticut public high schools, Darien High School third and Greenwich High School fifth, all with A+ overall grades. At the district level Niche ranks Greenwich second, New Canaan third and Darien fifth in Connecticut, behind Westport at first. Other publishers order these schools differently, so do not pay a premium for a single list.

What differs more than the rank is scale. Greenwich High School enrolls about 2,620 students and Greenwich Public Schools about 8,465 across 15 schools, which supports broad program depth. Darien High School enrolls about 1,382 and New Canaan High School about 1,257, in districts of roughly 4,700 and 4,060 students. Families who want a smaller, tighter high school tend to lean toward Darien or New Canaan; families who value breadth and a larger peer group often prefer Greenwich. Verify school assignment for any specific address with the district.

Town centers, shoreline and daily life

Greenwich. Greenwich Avenue is the strongest retail corridor of the three, and the town offers the widest range of settings: walk-to-train neighborhoods near the four stations, Long Island Sound waterfront, and the larger-lot backcountry north of the Merritt Parkway. Town beach and park access, including Greenwich Point (Tod's Point), is governed by town pass rules, so confirm them before you buy.

Darien. Commercial life is spread along the Post Road and around the Darien and Noroton Heights station areas rather than in a single walkable core. Darien has Long Island Sound shoreline and town beaches with resident access rules. The town's identity is closely tied to its schools, its clubs and its family-centered community.

New Canaan. Elm Street is the most compact, walkable downtown of the three. New Canaan is inland with no Sound shoreline, which Waveny Park, a large town park, partly offsets. It is also home to the Glass House, a National Trust Historic Site, and a notable architectural heritage.

How the price tiers compare

Greenwich covers the widest range, from condos and smaller homes to large estates, and its top end is the highest of the three. Darien and New Canaan are narrower, mostly single-family markets. Current prices, days on market and list-to-sale ratios move quickly and differ by neighborhood and property type, so rather than quote averages here, Peter provides a current, dated pull from the multiple listing service for your price range on request.

A decision framework

  • Choose Greenwich if you commute five days a week and want the shortest ride, you want the widest range of settings (village, waterfront, estate acreage), you value the lower mill rate at higher home values, or you want a larger school environment.
  • Choose Darien if you want direct service on the main line without a transfer, a family-centered community and Sound access, and you are comfortable with a ride of roughly an hour.
  • Choose New Canaan if a compact, walkable downtown and a smaller high school are central, and you commute two or three days a week or fewer, which makes the Stamford transfer manageable.

The most reliable way to decide is to ride the train at commuting hour from each town, walk the center on a weekday evening and pull the actual tax bill on two or three houses in each. Peter will build a structured two-day tour that does exactly that.

Frequently asked questions

Which is better for families: Greenwich, Darien or New Canaan?

All three are strong, and rankings vary by publisher and year. On Niche's 2027 edition, New Canaan High School ranks first in Connecticut, Darien third and Greenwich fifth. The bigger difference is scale: Greenwich High School has about 2,620 students versus about 1,382 at Darien and 1,257 at New Canaan. Choose by the environment you want and verify school assignment for the specific address.

Which town has the fastest commute to New York?

Greenwich. It is the first Connecticut stop on the New Haven Line, and published comparisons put the ride at roughly 45 minutes. Darien is about 60 minutes with direct service, and New Canaan is about 68 minutes with a transfer at Stamford.

How do property taxes compare in Greenwich, Darien and New Canaan?

For the fiscal year beginning July 1, 2026, the mill rates are 10.125 in Greenwich, 16.05 in Darien and 16.967 in New Canaan. At Connecticut's 70 percent assessment ratio, a $2,000,000 home would carry roughly $14,175 in Greenwich, $22,470 in Darien and $23,754 in New Canaan, before any district charges. Actual bills depend on each property's assessment.

Is New Canaan or Greenwich better for a walkable downtown?

New Canaan's Elm Street is the more compact, village-scale downtown. Greenwich Avenue is a larger retail corridor that functions as a regional destination, and Greenwich also has walk-to-train neighborhoods around its four stations. Darien's commercial areas are the most spread out. Test the walk from specific addresses.

Does New Canaan have beach access?

No. New Canaan is inland and has no Long Island Sound shoreline. Greenwich and Darien both do, with town beach and park access governed by local rules that you should confirm before buying.

Which town is the best value?

It depends on what you value. Greenwich has the lowest mill rate and the fastest commute but a wide, high price range. Darien and New Canaan are narrower markets. Compare real tax bills and current prices for the exact homes you would consider; Peter can provide a dated, sourced pull on request.
